Sales Negotiator

Up to £25k plus OTE

Oxfordshire

Monday to Friday 9am to 18:00pm and 2 Saturdays a 9am to 17:30pm

Appointed to a region, based within a branch developing the business and playing a major role in the smooth and efficient running of the branch.

Reporting to the Branch Manager, the Negotiator would help develop the business through property getting, property selling and assisting sales as necessary to a successful completion using effective communication and people skills to ensure a professional image is displayed to the customer.

Key Tasks:

  • To ensure a friendly, helpful, honest and efficient attitude is maintained when dealing with the public, face-to-face over the telephone so as to enhance the professional image of the Company and provide a high quality of service
  • To deal effectively with any telephone enquiries and to escalate any problems to the Assistant Branch Manager or Branch Manager
  • In the case of any complaint or dissatisfaction, to inform the Branch Manager so that the matter can be dealt with in accordance with procedures
  • To be aware of, and make full use of, all office systems so that the office runs efficiently and smoothly
  • To register and record details of applicants and their requirements, to judge their immediate suitability as potential buyers and to amend records as requirements change or applicants are suited. To refer the applicant to the Andrews Mortgage Services Division
  • To select between 15 and 25 keen applicants as specials and to ensure that they receive prompt notification of suitable properties on the register
  • To actively encourage applicants to view suitable properties through constant communication and by arranging suitable accompanied or unaccompanied viewings
  • To contact the applicant after the viewing and take follow-up action i.e. what the applicant liked or disliked about the property, so that we can more accurately meet their requirements
  • To keep yourself updated on all properties on the register
  • To record details on the Property Inspection Form for prospective vendors
  • After appropriate training, to measure and value properties taking full and accurate particulars, paying particular attention to the validity of extras to be included in the asking price; photograph, advising the vendor as to the price; the timing and the financial implications of the move, and clearly explaining the services of Andrews Estate Agents. To ensure the vendor is aware of the assistance they can get from the Financial Services Division
  • To negotiate wherever possible for a sole agency maintaining the fee level and ensuring the Terms of Business is signed
  • To arrange the written confirmation of the follow-up valuation letter
  • To write up and ensure prompt production of the property details, the window card and to arrange advertising of the property complying with the Property Misdescriptions act
  • To telephone out and then circulate/mail out property lists to suitable applicants
  • To ensure you have regular communication with the vendor to update them with any new information and suggest a marketing strategy
  • To keep under review the asking price of properties and advise the vendor, as appropriate, of any price adjustments necessary to ensure the property is competitively priced for the prevailing market
  • To encourage viewing and receive offers from prospective purchasers and to establish the suitability of the buyer; to confirm any offer on the property in writing and, where necessary, to negotiate between the two parties
  • To give priority attention to the needs of sole agency clients, to whom we have a special obligation, and to any client who is inconvenienced by the withdrawal of a buyer introduced by us
  • Once the chain has been checked to pass the file to the Sales Co-ordinator so that she/he is able to see the sale through to completion, but to be aware of and, if necessary, help to progress your own sales
  • To dress windows, showcases etc. as instructed by the Branch Manager
  • To be aware of the legal position affecting your work and to operate with proper care accordingly, including Estate Agents Act 1979 and the New Regulations 1991 and any further legislation introduced
  • To comply with the Ombudsman Scheme and the Code of Practice as set down by the National Association of Estate Agents for the protection of the public and to work with them
  • To be aware and adhere to company standards and regulations as outlined in the Staff Handbook
  • To follow the Company requirements and guidelines with regard to the use of a Company car
  • To achieve your personal targets as given to you and to always seek to achieve and exceed these on a weekly/monthly basis. This attitude should also be adopted for the mortgage services side of the business
  • To have a working knowledge of all IT operating systems in the branch
