SITE MANAGER
Required from June 2023
All Hallows is seeking a Site Manager to be responsible for the security, maintenance and improvement of the school premises. This is an important role and requires a pro-active individual who has experience of project managing large-scale building developments, and of successfully line-managing a range of staff. The ideal candidate will have either a building trade background or a sound knowledge of plant and mechanical engineering. The role requires someone to have a meticulous approach to compliance and health and safety, and the ability to multi-task is essential.
Salary range £36,483 to £42,709 dependent on experience.
The position is full-time, 40 hours per week, with25 days holiday per year plus Bank Holidays (rising to 30 days after 5 years consecutive Local Authority service). Benefits include excellent pension scheme, and free access to school fitness suite.
JOB PURPOSE
To ensure the school premises are fully maintained, and kept clean, safe and secure. The post holder will need to have experience of managing a range of staff and be an accomplished project manager. The ability to manage and promote positive relationships with multiple stakeholders is essential.
RELATIONSHIPS
The post holder will report directly to the Headteacher.

RESPONSIBILITIES & KEY TASKS
SECURITY AND HEALTH & SAFETY
To manage and ensure the security of the school premises at all times; ensuring the premises are unlocked and locked as required, including responding to out of hours emergencies.
Manage and maintain security systems such as alarms, CCTV, fire safety appliances, security gates etc.
To ensure the site remains a safe working and learning environment, and maintaining compliance with relevant legislation (e.g. risk assessments for hazards such as legionella, asbestos etc).
To ensure all statutory servicing and testing is arranged and completed.
To ensure compliance with premises Health & Safety requirements, and making sure all members of the Site and Cleaning staff follow set Health & Safety procedures.
PROJECT MANAGEMENT & GENERAL MAINTENANCE
To work alongside the Headteacher, School Business Manager and Governors to implement a programme of ongoing maintenance and improvement works for the school.
Project management of internally run building projects, including liaising with surveyors, architects, and planning authorities, and the management of all sub-contractors ensuring work is cost-effective, high quality and completed in a timely manner.
Negotiating quotes for improvement and development projects with sub-contractors.
Arrange renewals and manage the arrangements of maintenance contracts for the school, such as external Cleaning Contractors, Grounds Maintenance etc.
To monitor and maintain all internal plumbing and electrical systems such as air-conditioning, heating systems, boilers, swimming pool plant machinery and filtration/chemicals etc.
Monitoring and managing premises budgets; general maintenance, tests and services, grounds maintenance, and cleaning and caretaking costs.
Carry out general maintenance works as required, such as minor repairs, emergency cleaning and redecoration.
Arrange distribution of all deliveries.
Ordering materials and supplies for all caretaking related activities, maintaining reasonable stock levels.
LINE MANAGEMENT
Supervise the Site Staff, setting shift patterns and delegating tasks as appropriate, arranging training as required.
Supervise in-house cleaning staff and casual Sixth Form students; setting shifts, monitoring quality of work, reporting hours worked for payroll purposes.
To ensure the site is kept clean and tidy; setting daily cleaning schedule with relevant staff, arranging disposal of waste, and planning the annual deep clean of the school buildings during school summer holidays.

FLEXIBLE WORKING
The post-holder is expected to provide support and assistance in providing cover in the event of the absence of another team member.
