Key Responsibilities:

  • Lease Consultancy: Expertly handle lease re-gearing, renewals, and rent reviews to optimise portfolio performance.
  • Void Property Management: Spearhead marketing and negotiate new lease terms for vacant properties, minimising downtime and maximising revenue.
  • Capital Works Projects: Oversee major refurbishments, manage dilapidations, and execute other capital works projects to enhance asset value.
  • Value Addition: Identify and capitalise on opportunities to add value, including undertaking in-house development appraisals.
  • Asset Repositioning: Strategically refurbish and redevelop assets to align with market demands and increase profitability.
  • Tenant Relations: Build and maintain strong relationships with tenants, ensuring high levels of satisfaction and retention.
  • Collaborative Management: Partner with in-house teams on health and safety, day-to-day property management, tenant liaison, and estate maintenance.
  • Service Charge Management: Work with the accounts team to manage service charge budgets and expenditures effectively.
  • Performance Reporting: Prepare and present insightful quarterly performance reports to the Board of Directors, highlighting achievements and strategic plans.

What We're Looking For:

  1. Degree in Real Estate: RICS accredited degree in Real Estate or similar.
  2. RICS Membership: Ideally 0-2 years PQE, with proven expertise in general practice.
  3. Experience: Background in a general practice discipline, or lease consultancy with a strong track record of success.
  4. Skills: Excellent interpersonal, organisational, and time management skills, with a keen commercial acumen.
  5. Mindset: A proactive, market-aware individual with the drive to succeed and contribute to a high-performing team.
